Property research briefing · Sources checked September 26, 2026
Two Greenwich projects have recorded approval votes. A third is on the September 29 final hearing agenda, with a new staff comparison explaining the revised design. The useful distinction is what each record lets us establish about a specific property.
The September 15 Planning & Zoning action agenda records 5–0 approvals with modifications for the coastal re-subdivision at 17 Bryon Road and revisions at 18 Simmons Lane. Those outcomes are confirmed in the Town’s decision record, page 2.
At 189 Sound Beach Avenue, the proposed office-project revision remains on the pending-application page as checked September 26. It is item 14 on the September 29 final agenda, and a September 25 staff report now explains the changes. An agenda listing is not an approval or proof that the hearing has occurred. Final agenda, page 4.
Our last edition examined town-wide inventory. This one follows the documents behind individual sites: a parcel split, a revised residential scheme, and a commercial application to watch.
The finding: a change in the pending list is a research lead. The decision record and supporting plans tell us what actually moved forward—and what still needs checking.
